The property is a sprawling single-level estate with a completely flat roof spanning roughly 1000 m². A significant roof area for a residential home. The owners wanted a sleek, low-maintenance roof that could handle Beachlands’ weather extremes while remaining hidden behind the home’s parapet walls for a clean look. Our solution was to install a GAF EverGuard® TPO roofing system, a high-performance single-ply membrane ideal for flat roofs.
Challenges and Requirements: Beachlands hilly, coastal terrain means roofs here must tolerate strong winds and heavy rain. In this case, the site is in an extra high wind zone on a hill with uninterrupted views, great for scenery, but demanding on the roof. We needed a material with an exceptional wind uplift rating and waterproofing capability. The flat roof design also meant water could pond during storms, so leak-proof construction was critical. Additionally, the homeowners wanted the roof to be low-profile (hidden by a raised parapet) to preserve the modern aesthetic, which meant using internal drainage and ensuring no water could ingress even if water pooled temporarily.
Our TPO Roofing Solution: We installed GAF EverGuard TPO (Thermoplastic Polyolefin) across the entire roof surface. This advanced membrane is heat-welded at the seams to form a continuous, watertight barrier. Unlike conventional roofs with numerous joints or nail penetrations, a TPO membrane roof has virtually no open seams or gaps where water can leak. This gave the owners peace of mind that even during torrential rain or a 100-year flooding event, the flat roof will not leak since water has no entry points. The TPO material is also extremely resilient in high winds and it’s rated to withstand wind speeds of 175 km/h therefore suitable for NZ’s extra high wind zones. In fact, the specific system we used has an uplift rating of 7.5 kN/m², meaning it can endure the strongest gusts without membrane failure.
Another advantage of this TPO roof is its durability under sun exposure. Beachlands enjoys plenty of sun, and UV radiation can degrade lesser roofing materials. EverGuard TPO has 2.5× the industry standard UV resistance, using similar stabilisers as those in car dashboards to prevent sun damage. It carries up to a 30-year product warranty, reflecting its long-term performance. The membrane is laid over solid 400×400 Carter Holt Harvey plywood with sturdy fixings, creating a stable substrate beneath the waterproof layer. All seams and edges are fully welded, including around drains and upstands, so there are no weak points. The result is a flat roof that is not only sleek and modern but also exceptionally robust against rain, wind, and UV damage.
Outcome: Standing anywhere on the property, you cannot see the roof surface. It’s concealed by the parapet walls for a clean architectural look. Yet beneath that minimalist appearance lies a state-of-the-art roofing system. The owners now have a flat roof that drains efficiently and won’t pond or leak, even in heavy downpours.
